If you are renting a Cape Coral property, local management is essential should something go wrong. For example, during the cold snap January 2, 2008, my renters couldn’t get the house heater to turn on. My property manager was there within 20 minutes of the phone call, was able to trouble shoot the problem and get it taken care of.

If the owner you are dealing with has no paid local representation and is in England or Germany, good luck in the same situation!

Many people, like me, own Cape Coral Florida homes and rent them out to others when they are not using it. The internet makes this a manageable proposition from anywhere in the world, linking owners and renters with a simple email.

Responsive owners will provide you with a phone number for questions during the inquiry phase of your Cape Coral rental search. A phone number beginning with area code “239” may indicate a local owner.

Our primary residence is not in Florida. So, just in case you are dealing with an owner like me, it is always a good idea to ask if there is local property management and the process for handling any issues that come up during your stay.

Rental of a townhome or condominium from an absentee owner with no local management may not be cause for concern as the homeowner’s association or maintenance personnel handle things. Be sure to ask before you book!
